Potterton Commercial, part of Baxi Commercial Division, has supplied
five Eurocondense two boilers for a new retirement village in
Birmingham. Developed by the ExtraCare Charitable Trust, in
partnership with Birmingham City Council and other agencies, New
Oscott Retirement Village provides 260 one and two bedroomed
apartments, set in landscaped gardens and grouped around a
comprehensively resourced community centre offering a wealth of
activities and services. Accommodating over 350 residents, the
village offers mixed tenure affordable housing with rented,
part-purchased and fully purchased properties available. Apartments
have been carefully designed, combining traditional style with
modern technology which is intended to support residents’
independence, safety and mobility. Features include low surface
temperature radiators, emergency call systems in rooms, connections
via personal TV to CCTV at entrances and swipe card access to each
property and all areas of the scheme.
The five Eurocondense two 250kW boilers provide space heating for the whole project with both constant temperature and variable temperature circuits serving air handling units, fan coil units and the LST radiator heating system to the apartments. All the boilers are located in the ground floor boilerhouse and they were selected and installed by Regal Heating & Plumbing Services. A spokesman commented, “We selected the boilers after researching the market and we found them to be very neat and easy to install”. Eurocondense two boilers are extremely compact, so that they fit through a standard 600mm doorway.
These modular, floor standing, condensing boilers achieve seasonal energy efficiency of up to 94% gross as well as ultra-low NOx levels, exceeding Class 5. The Eurocondense two offers pre-mix, fully modulating control for complete heating flexibility and a lifetime guarantee on the aluminium/silicon alloy heat exchanger. The advanced, ISR control features a user-friendly control panel with full text display of operational status which avoids the inconvenience of checking codes or lights. Also incorporated is inbuilt weather compensation, summer/winter changeover and time control facilities. The ISR controls may be used with a simple room thermostat or, as in this installation, interface with a fully integrated Building Energy Management System.
The Village is a partnership between Birmingham City Council, The ExtraCare Charitable Trust, Midland Heart and the Homes and Communities Agency, the latter having made a grant of £5m available for the scheme’s development. The ExtraCare Charitable Trust is working in partnership with Birmingham City Council to develop a total of five of these pioneering retirement villages. This £200m programme is the largest project of its kind in the UK which will ultimately deliver around 1000 affordable homes and an enriching lifestyle for older people across the City.
